Naples
The city-wide median is the number everyone quotes at you, and it is carrying the waterfront. The attainable Naples is inland: condos, older single-family homes, villas, and manufactured-home communities. Collier County Public Schools.
The honest guide to what Southwest Florida actually costs once you own it, which communities fit your budget, and what nobody tells you before you move — from a broker who lives here, not a listings site.

You didn't overpay for the house. You overpaid for the years after it. And by then you're not deciding whether to buy — you're deciding whether to sell the place you just moved to.
None of that is a secret. It's just that nobody writes it down for you before you're already committed. So I did.
The honest guide to what Southwest Florida actually costs once you own it, which of the seven markets fits your budget, and what nobody tells you before you move.
I read the guides you're competing against before I wrote mine. Six of the seven are travel brochures — beaches, golf, Fifth Avenue. Not one of them answers the question I get asked every single time, which is what this costs on top of the mortgage. This one starts there.
Most of Naples markets itself at the top of the price range — I work the everyday Southwest Florida underneath it, in the $0–500K range, across single-family homes, condos, and manufactured homes. I also live it: my own home is a manufactured home here in Naples. So when you ask me what it's really like to own something down here, that isn't a guess.
39 years licensed in real estate, and a broker — not just an agent — in two states, Wisconsin and Florida. I spent 35 of those years selling in Wisconsin before I moved down, which means I know both ends of the move you're making.
Honesty is the best policy — that's my standing commitment, and it matters most when it's not what you want to hear. I'm a broker with 39 years behind me who lives the affordable version of this market rather than selling the expensive one. The whole reason you're nervous about moving somewhere you don't know is that you can't tell who's telling you the truth. That's the thing I'm actually offering.
Reading brochures 1,500 miles away and quietly wondering whether you can afford this at all
Knowing your real monthly number, knowing which two communities are worth your time, and buying something you'll still be comfortable owning in year five.
Naples · Bonita Springs · Estero · Marco Island · Fort Myers · Fort Myers Beach · Cape Coral — and inside every one of them, the low-HOA and no-HOA pockets and the manufactured-home communities most agents here don't talk about.

Sits between Naples and Fort Myers. I work a pocket of no-HOA streets within walking distance of downtown Bonita — larger lots than the gated alternatives at the same price, and no monthly fee or board. School District of Lee County.
Closest to the airport, Florida Gulf Coast University and Coconut Point. Mostly planned communities, so a fee usually comes with the deal.
Island pricing and island insurance; what I can usually get people into here is a condo.
The steepest pullback of my markets and still a post-Ian correction. The discount is real and so is the reason for it.
Still working through rebuild and recovery, which affects both inventory and insurance.
Canal living at a price no coastal market matches, with a lot of new construction, and spread out enough that you'll drive.
Those seven markets are genuinely different from each other, and the difference is not the photos — it's the insurance, the fees, the flood zone, and what happens to the tax bill when it changes hands. I've sold both sides of a transaction on the same Bonita streets, at $369,900 and at $402,000, in one season. That's the kind of thing you can't get from a listings site, and it's the reason I can tell you which of these seven is actually worth your week.

Every one of these people started where you are — a long way away, looking at photos, not sure who to believe. None of them got a surprise after closing. That's the whole job.
No. It's the guide. If a question comes up while you're reading it, ask me; if it doesn't, that's fine too.
